Tim and Karen have created the most perfect guesthouse experience with immaculate, beautifully decorated comfortable rooms, delicious breakfasts, a whisper quiet, yet convenient location, but, most importantly, a warm and welcoming and relaxing environment where we felt at home.
A 5-minute drive from Bassenthwaite Lake, Ravenstone Manor is an 19th-century manor house set in 3 hectares of ground. The property is at the foot of Skiddaw, overlooking Bassenthwaite Lake.
Just 2 miles from Keswick, The Coledale is a 19th-century country inn with 2 traditional bars and elegant rooms.

We spent only 1 night in the hotel. The double and the single beds were comfortable with a clean toilete. The hotel has a big parking area but if you cant find any you can still park on the street for free. There is a path 10 minutes from the hotel into the mountain. The full english breakfast was delicious definitely worth it. I can highly recommend the hotel if you would like to spend a few days in the lakes.
Situated on the beautiful lower slopes of Skiddaw, Lyzzick Hall Hotel offers impressive mountain views and an on-site restaurant with extensive wine cellar.
With free Wi-Fi throughout, the award-winning Trout Hotel is situated on the banks of the River Derwent, in Cockermouth. The town is adjacent to the childhood home of poet William Wordsworth.

Very friendly professional staff, everything we needed was done in the room, lovely outdoor space to have a drink next to the river. Had a lovely meal in the restaurant!

Beautiful part of Cumbria.
Beautiful part of Cumbria. If you are nervous of very narrow roads think twice of places like Buttermere and Loweswater...if you are Ok then that also is a lovely area to explore but do not expect lots of shops etc but you will find a warm welcome from local farm shops/cafes and the like. Expect to pay for loos and if you are a NT member you are laughing otherwise carry change and/or your card for car parking. On the narrow roads, the things that look like laybys are in fact passing places and should you meet a bus or tractor at one of these places then you will appreciate how vital they are. Bassenthwaite Lake is centrally positioned for both Keswick/ Grasmere and Ambleside and the lovely Cumbrian Coast. What you might not realise is that there is a lovely drive across to Carlise (the Border city) going through the lovely Caldbeck burial place for John Peel. An easy ride for a different day out. Bassenthwaite Lake has several eating places and we used The Pheasant Inn but there are several others nearby including the old Bassenthwaite Lake train station. Workington, Whitehaven and Maryport are working towns with their own carbuncles and beautiful old buildings. Whitehaven has a lovely harbour and a super bookshop. Workington has a selection of shops and Maryport has a lovely harbour too tho' very different to Whitehaven but the coast os wonderful. I recomend leaving your car at Maryport and taking the train down the coast to Barrow in Furness. If you like to explore...get the feel of a place and not just eat ice cream and mingle with crowds this is the quieter part of Cumbria....my birth county so I admit to being just a little biased!!

Bassenthwaite Lake is one of the less touristy areas.
Bassenthwaite Lake is one of the less touristy areas. It is very natural and beautiful. There are water sports available but there doesn’t seem to be a good walking path around the lake. There are eateries either walkable from the accommodation or within a couple of miles.

The walk around Derwentwater is superb and we did that instead of walking round Bassenthwaite lake but the walks on the hills are very good. We went up Skiddaw which is steep and high but the views at the top are stunning

We loved our stay at ouse bridge with our dog Bonnie. Ben and Virginia were so welcoming and it felt like a home away from home. The b and b is very dog friendly which was so lovely and the room itself was clean and comfortable- perfect after an active day in the lake district and very good value for money. We loved the honesty bar too it is such a nice touch. The breakfast was perfect each morning with lots of choice. Location is lovely- nice and peaceful and only a short drive to Keswick. Thanks so much we hope to come stay again one day!
Tim and Karen were both so welcoming and helpful throughout our stay at the Lake District. The Guest house is absolutely beautiful in a lovely location not too far from some beautiful walks and Keswick Town.
Both Tim and Karen couldn’t do enough for us whilst we were there, And defiantly helped make our stay more enjoyable. We would definitely recommend the Guest house to anyone and can not wait to come back. The breakfasts are 10/10!!
The breakfasts were excellent and could not be bettered!
Our first floor room (no 2) had an ensuite bathroom with a shower cubicle and overlooked the meadow to the rear. The room was a nice size with a TV.
The hosts, Ben & Virginia were so friendly and helpful.
I was taking part in a sailing event and the hotel could not be nearer to Bassenthwaite Sailing Club! There was plenty of off street parking.
The hosts were very friendly and personable and made a real effort to make you feel welcome. The breakfast and extra catering services provided by the guest house were excellent. Just the right amount, plenty of choice and beautifully cooked. Excellent location for exploring the North and Western side of the Lakes. Nice that they offered local produce which you could purchase on site.
We absolutely loved our stay, Pete and Katie were lovely people, house was spotless, food wonderful, location to die for. The geese arriving every dawn was just magic. We were sorry to leave! I think they are undercharging!! I have stayed in 5* hotels all over the world and Link House certainly did not disappoint! Thank you both for a lovely stay, we so hope to return before too long.
Tim and Karen were perfect hosts the breakfast choice was perfect so many options to choose was lovely to chat with them the guest house was lovely would highly recommend the area is quiet lovely little country pub quarter mile away which was lovely and highly recommend the afternoon tea and bassenthwaite lakes railway carriages 10 minute walk from the guest house
The property is located a little above Bassenthwaite Lake / A66, surrounded by amazing views and scenery, between Keswick and Cockermouth. The entire stay was a beautiful experience and we were well taken care by the amazing hosts Pete and Katie. Thank you Pete for the recommendation Wythop Mill Hill and Riverside Bar at Rosthwaite.
Stayed here for a wedding I was attending at Armthwaite hall hotel. Katie and Pete were really welcoming and helpful. The room was lovely and really comfortable and had a great view over some fields. The breakfast was really nice and there were lots of options to choose from. Would definitely stay here again!
Comfortable place to come back to after a long day out, the cottage was clean and warm and very pretty too.
Right on Bassenthwaite lake it is just off the main road so a convenient place to get around the lake District from.
Hosts were very accommodating and make a lovely breakfast
Great hospitality, Tim & Karen were very friendly and helpful, very knowledgeable about the area. The breakfast was superb and the rooms were comfortable and well equipped. Beautiful setting close to Bassenthwaite Lake and lots of good walks within easy distance. Highly recommended
The rooms are well decorated and the location close to the A66 and view of Bassenthwaite Lake is very nice
The breakfast on both days was excellent and locally sourced ingredients.
They have an honesty bar with a 'pub in a cupboard' which is a nice touch
Everything was perfect, the room, the breakfast menu was extensive, and especially Karen and Tim they went above and beyond our expectations to make our stay wonderful. We have been to many hotels and B & Bs this year and this was our favourite place.
