The staff at Ednam House were really friendly. Housekeeping was attentive. The gardens were lovely to sit in when it was sunny. The rooms had plenty facilities and lots of nice toiletries. The night porter was really cheerful despite us coming in after 2am. Plenty parking. Location was really good and central. Breakfast was really nice.

The hotel was not expensive and was in a decent position in Coldstream. The room was basic but reasonably comfortable. Some of the bathroom fittings could have done with being replaced/upgraded. Don't leave the window open at night! The traffic outside is very noisy - we closed the window on our second night and it was fine! The owner and his wife were lovely and a) made us feel very welcome; and b) prepared good food - both breakfast and dinner.
